Positively Ballroom Dances Downtown

When I first met Ryan and Mary Knight, they were subletting a dance studio near Frye’s Lanes. Their business, Positively Ballroom, is a company focused on making a positive difference in the lives of people through social dancing.

They came to the Old Creamery in Concord, a property we manage, interested in possibly leasing a space for their studio. After realizing that this property would not be a good fit for them, they hired me to help them as their tenant representative in order to assist them in finding and negotiating the perfect space for them to lease.

Location. Location. Location.

One of the things I try to do with any client is to get to know their business model and see what role their office or retail space plays in their success. Sometimes, just getting the most inexpensive place to set up shop is the goal, but more often than not, finding the right space can actually drive more revenue.

I had a good feeling that they needed to be in historic downtown Concord so they could become part of a vibrant business community with a small neighborhood feel. Diane Young and the Concord Downtown Development Corporation are doing a great job driving foot traffic with special events like the Union Street Live music series, Cocktail Crawl, Art Walk, and other special events that would give Positively Ballroom exposure in the community.

positively ballroom smWe viewed several properties before finding the perfect fit. It used to be a bridal shop and featured cool old hardwood floors, tall ceilings, and exposed brick. They loved it and could see their students enjoying this great location. Having their business located in the heart of downtown with a great store front would allow people to walk in and see what types of classes they have to offer and to envision themselves learning to dance in their ballroom.

Negotiating the Lease

The next step was to the look at the lease rate they would pay versus the value that the space brought to their business. Throughout the process, I was able to help them make this important decision and negotiate with the landlord to get them the best lease available. A lease includes more than just the rate you will pay each month. It also includes important factors like the length of term, landlord concessions for upgrades or additions, and options to renew. Having an experienced tenant representative can advise you and put together the best lease possible.

Dancing Their Way to Success

Ryan and Mary's business is now thriving and they are even sponsoring a fundraiser called Dancing for the Arts with the Cabarrus Arts Council, located directly across the street from them. I wish them continued success and look forward to watching their business grow.

dancing for the arts logoAre you a fan of the popular show “Dancing with the Stars?” The Cabarrus Arts Council and Positively Ballroom are hosting a local version called “Dancing for the Arts” on November 14th at the Davis Theatre. The event will showcase local celebrity dancers paired with professional dancers, all raising funds by gaining votes! The dance pairs have been honing their skills away from the limelight, and will come together to compete in a one night gala dance competition.
